Why is registration required to view homes listed on the MLS?
This is required by MLS regulations in order for us to show complete MLS information. Some real estate search websites show only a portion of available listings in a market, but our partner ZipRealty is committed to ensuring that its clients get the most complete information available. Registering with us is easy, free, and is well worth your time. Searching online is far better than on foot!

When a listing shows as "inactive,” what does that mean?
A listing’s status inactive when it is no longer "for sale" in the MLS. Some such properties may still accept backup offers, and in other cases some sales are not completed--those properties go back on the market.

How do I change the metros that I search in?
You can search in up to three metro areas. To change your settings, use the “My ZipRealty” link at the top of our partner ZipRealty’s web pages. Click the the tab for Buying/Selling, where you can the areas you want to search.

How does the keyword search work?
Once you’ve registered to search the full MLS listings, you can use the keyword searches to help find homes with specific features. Each local MLS area makes available different search features. For instance, coastal areas might include ocean-front homes that inland areas naturally would not. may be available in San Diego, CA, it is not an available feature for Austin, TX.
Keyword searches treat words inside double quotes as one term. For example, when you search for 'large deck' without double quotes, it searches for the term large OR deck. If instead you search for "large deck" contained in double quotes, the search is for that exact combination of words. You can also use modifying words like AND, OR, and NOT.

My search produced more than 200 results. I see only the first 200. How can I see the others?
We have to comply with the rules of Multiple Listing Services from which we obtain listing information. To do that, we’re required to limit client searches to a maximum of 200 results per search. Please try refining your search criteria.
